LVP Flooring for Miami Condos: Sound Underlayment and Building Rules

Swapping tile for luxury vinyl plank is one of the most popular condo upgrades in Miami-Dade and Broward. It's warmer underfoot, waterproof, and quieter to walk on. Before you choose a product, check your building's rules.

Many condo associations require sound-rated underlayment beneath hard flooring so footsteps don't carry to the unit below. Some specify a minimum sound rating. Ask your management office for the flooring requirements in writing, and share them with your installer.

Buildings also usually have rules on work hours, elevator reservations, where debris can go, and whether contractors need to submit paperwork before starting. Planning for these ahead of time keeps the project on schedule.

The installation itself follows the same steps as any good floor: remove the old tile, level the slab, lay the approved underlayment, and install the planks with proper expansion gaps under new baseboards.

If you're planning a condo flooring project, send us your building's requirements when you request your estimate and we'll build them into the plan.
